Bespoke delivery framework for energy efficient HMO
Colonial successfully delivered an Intermediate Build Contract incorporating contractor's design for an 8-bedroom house of multiple occupation in central Northampton, valued at £460K. The project prioritized energy-efficient new home construction with enhanced insulation, modern heating systems, and integrated smart home solutions including connectivity infrastructure that future-proofs the property. The development achieved defect-free handover through rigorous quality control, ensuring immediate readiness for occupation.
The project presented significant challenges, including restricted town centre site access, substandard ground conditions requiring comprehensive foundation redesign, and an uncharted 6-inch water main previously unrecorded by the water authority. We established close collaborative working relationships with the architect and client team, developing a bespoke delivery framework with detailed activity sequencing. A structural engineer redesigned the foundation scheme while coordinating with Anglia Water to manage decommissioning and remediation of the water main. Despite these challenges, we maintained the original programme schedule and approved budget while identifying substantial cost savings by switching to traditional construction methodology and locating an existing foul water drainage connection, eliminating new utility connection costs.
